Tradespeople face a severe lack of suitable workspace.
Most industrial properties range from 5,000 to 20,000+ sq ft, prioritizing large-scale logistics. There is a critical shortage of 600–1,200 sq ft units, which is ideal for tradespeople, leaving welders, fabricators, and independent mechanics with nowhere to operate.
Even when rare microspaces become available, large brokers impose leasing requirements that independent tradespeople cannot meet—such as high security deposits, perfect business credit, and multi-year lease commitments.
Pushed out of the formal market, tradespeople are forced to work from home in residential garages or non-zoned, unsafe shacks. This creates significant liabilities, including fire hazards, lack of proper ventilation, insurance risks, and violation of local zoning or HOA ordinances.
The few small spaces that do exist are typically zoned for professional office use (e.g., accountants, administrative work). These units prohibit industrial activities, making them legally unusable for trades requiring noise allowances, heavy power, or hot work permits.
